Eligibility
Is Generations Place the Right Fit for Your Family?
Do I Qualify?
Generations Place is federally and state supported affordable housing for moderately low-income households with minor children in Island County. Eligibility is based on combined household income—specifically, five units are designated for households with no more than 60% Area Median Income (AMI) for our region, and nine units are limited to households with no more than 80% AMI.
What is AMI?
Area Median Income (AMI) is the midpoint of household incomes across a geographic area, calculated annually by the federal government. At Generations Place, apartments are designated for households earning between 60% to 80% of the Island County AMI, depending on the unit. These limits are set by federal program guidelines—not by Island Roots Housing or Ad-West Realty Services—and apply to affordable housing throughout Island County.

How To Apply
Applying for a home at Generations Place is a straightforward process.
Here's how it works:
Step 1: Join the Interest List
Start by signing up to stay informed. This is not a formal application—it simply lets us know you're interested and ensures you receive updates as leasing opens. Ad-West Realty Services will reach out to you to confirm your continued interest.
Step 2: Qualification/Screening
There will be outreach from Ad-West to those who confirmed their interest. This call will discuss eligibility and qualifications.
Following this, should you pre-qualify, Ad-West will provide a link to an applicant screening service, Orca Information. Each applicant will be required to pay a $50 application fee.
Step 3: Submit Your Application and Supporting Documentation
Those qualified to move forward will receive a link from Ad-West Realty Services to submit the formal application. We encourage you to complete the application as soon as you receive the link.
Step 4: Final Approval and Notification
Applicants who successfully complete the application process and are selected for available units will receive notification from Ad-West regarding their status.
